No, this is not obliged. U are free to view the supply on our website and register once you find something interesting and you would like to plan a viewing. If you wish to be kept informed automatically about our new supply or is you would prefer to drop a search request to one of our agents, registration will also be necessary.

No, HomeRent doesn't work with waiting lists. All houses that we offer are in generally available directly or within 1 month. If there currently is no offer within our supply that fulfills your wishes, you can keep an eye on the supply and let us know if something interesting comes up. It is also possible to register yourself to be informed automatically.

This differs for each property and depends on the choice of the landlord. In each advertisement will be displayed if the house will be delivered unfurnished, decorated or fully furnished.

Of course you can! It is very important for our staff that you will be completely open in telling us your requiries. This will make it easier for us to find the best suitable place available for you.

It is important to contact our staff as soon as possible to plan a viewing for the property of your interest. If the viewing will make you decide to rent the house, it is needed to provide us some personal documents. Please click here to see which documents are required.
Furthermore you will need to sign a reservation form in order to set up the reservation. Upon receival of the signed agreement and documents, we will contact the landlord to introduce you as a potential tenant.

This can occur with popular houses, specially in the price range up to € 750,- per month. If this situation occurs, all candidates will be asked to provide their personal documents and to sign a mediation agreement. Based on the documents, a landlord will decide which person will be the new tenant. The lucky candidate will be informed and is obliged to pay the administration fee of € 275,- (incl. VAT) within 7 working days. For the other candidates we will do our best to assist them in finding another suitable accommodation.

HomeRent has no fixed income requirement. For each house is determined what should be the minimum income for a candidate. However, if a candidate does not meet this requirements, it can always be complemented with a possible guarantor. Eventually the landlord will decide whether or not a candidate is approved or not.

You can only get rent allowance for independent housing, meaning that it needs to have a private entrance which can be locked from both the inside and outside. Furthermore the house requires at least:

• a private living (bed)room;
• a kitchen with sink, waterdrainage and a connection for a cooker;
• a private shower and toilet with working flush.

Most important is the requirement on the height of the rental price. In 2015 it applies that rental allowance can be requested for housing with a rental price (basic rent incl. service costs) not exceding € 710,68 per month. If you are under 23, the amount is € 403,06 per month. Whether you receive rental allowance depends, among others, on your own income and your assets (savings and investments). Click here to read the exact terms or ask our staff for more information.

HomeRent employs a minimum of 3/6 months for furnished accommodations and 12 months for non-furnished. However it depends on the landlord and what he prefers. Therefore shorter or longer periods can always be discussed.

This differs for each house and will be mentioned in the advertisement on the website.

At all times this needs to be done with a written letter or e-mail and within the termination term mentioned in the tenancy agreement. In general there will be a notice period of 1 month for a tenant and 3 months for a landlord.

This means that the house you wish to rent is also for sale, which is the landlord's priority. The landlord has permission from the bank and the municipality to rent out the property for a minimum period of 6 months with a possibility to extend this up to a period of 2 to 5 years. In case the house will be sold within the rental period you (tenant) will be obliged to vacate the rented object within a period of 3 months. In this case a tenant can not claim rental protection.
Furthermore it is obliged to cooperate with viewings and to agree with sale advertisements in, on or around the rented object. Tenants will be informed about viewings at least 24 hours in advance by the landlord or sales agent. 

This is a standard requirement for all houses that HomeRent accepts in her housing supply, so registration should always be possible. However, a tenant must take into account that the maximum number of registrations possible depends on the maximum acceptance of each municipality.

This is possible if the landlord of your accommodation will agree. Without a written approval of the landlord it will be illegal and not allowed in any situation! Besides the written approval it is very important that a subletting agreement will be signed by the temporary subtenant.

In general this will not be a problem, but a landlord will need to approve it as well. If a landlord will inform us up front that pets are not allowed in his rental object, this will be mentioned in the advertisement.

Not every landlord accepts smoking in their rental objects and therefore it is very important that you will inform the staff of HomeRent up front, so that it can be discussed with a landlord. In case a landlord doesn't agree with smoking inside the rented object and it will still occur, tenant will risk a fine at the end of the rental period.

In case you have a mortgage for your property, it is indeed obliged to inform your bank about your intention to rent it out. Your contact person at the bank will check in the mortgage conditions if it is possible in your situation to rent out the property. Based on these conditions will be decided whether or not you will get permission.

In case the house is for sale, we advise you to rent it out via the Dutch Leegstandwet. This prevents the tenant building op rights that will give him the possibility to stay in the house for an indefinite period. If you rent it out based on the Leegstandwet, the tenant will have the right to rent your property for a minimum of 6 months with a possibility to extend it for a period up to 2 to 5 years, depending on the obtained license and whether or not you will sell the house. If a potential buyer has been found, you will have a 3 months notice towards the tenant.

This is possible. Depending on the reason there are several possible options. If your house is for sale and this is why you would only like to rent it out temporarily, please read the possibilities here.
Do you intend to rent it out temporarily, because you are moving abroad or will start working on a location over 75km away from the house? In those cases it is possible to add certain clauses in the tenancy agreement. However, it is important to be aware that a tenant will gain rights during his stay and can apply to rent protection if you decide to terminate the agreement and move back into the house yourself.

Of course! No matter if there will be a single or multiple candidates for your house, at all times you will be the person to decide whether or not a candidate will be approved. If for whatever reason you do not agree with a candidate, our staff shall start looking for new candidates and will not stop before the perfect match has been found.

As a owner and landlord of the dwelling, you are the one deciding the lease conditions. If one of the conditions will be that pets are not allowed, we will clearly mention this in the advertisement on the website. If a tenant will still bring or take a pet during the stay in your house, there will be a special clause in the agreement saying that the landlord has right to charge costs to tenant for cleaning, damages, etc.

As a owner and landlord of the dwelling, you are the one deciding the lease conditions. If one of the conditions will be that smoking is not allowed, we will clearly mention this in the advertisement on the website. If a tenant will still smoke inside during the stay in your house, there will be a special clause in the agreement saying that the landlord has right to charge costs to tenant for cleaning, damages, etc.

If you decide to let HomeRent rent out your property, we will first agree with you on the way of promotion. HomeRent offers 2 different promotion packages and several additional options. The promotion costs, minimum € 150,- excl. 21% VAT, will be charged to you up front.

If HomeRent will find you a suitable tenant and a tenancy agreement will be signed, we will charge an agency fee of 1 month, excluding 21% VAT. This will normally be deducted from the first month rent and deposit.

HomeRent mainly offers the housing supply with a rental price excluding utilities. Tenant have the responsibility to apply their utility contracts. However, in some case tenants do prefer to deal with an all-inclusive price. This will be discussed with you at that moment.

Municipal taxes are automatically seperated by the municipality from the moment a tenant subscribes to the rented address. The garbage collection tax, water board levies and pollution tax are charged to the tenant, who will automatically receive the bill on the rented address. The owner taxes (property tax, sewage charges and water levies for owners) are at your own expense. These bills will be received on the address where you are registered.

It is wise to discuss with your insurance company if there are any consequences for your insurance premiums if the house has been rented to a third party. If it means that your monthly costs will be adjusted, it is possible to cover these extra charges in the rental price. If you decide not to inform your insurance company and a tenant will cause damages in the rented object, it can mean that your insurance will not cover these damages. All consequences will then be for you as the landlord/owner of the property.

In most cases, the Homeowners Association finds it very pleasant or even require to be informed about possible rental of the apartment. Often, they want tenants to be aware about the Internal Regulations and/or the Demerger Act. Therefore we advise you to discuss your intention of renting out your apartment with the president of your HOA before starting the search for tenants. Also make sure that you are in the possession of the regulations, since HomeRent will require these documents if the property will be advertised.

The general rule is that small maintenance is the responsibility for a tenant and all others will be for a landlord. However it depends on the situation. For more information, please contact our staff at the office.

HomeRent requires that tenant can be subscribed on the address they wish to rent. As a landlord it is your responsibility to make this possible. There is not problem if registration is only possible for a maximum number of persons, as long as HomeRent will be informed about this in advance.

This is possible as long as you will inform the staff of HomeRent when you give them the assignment to find a tenant. If you remain registered, there will be some additional documents needed to complete the registration for the tenant. It will also mean that there will be less tenants possible, due to the maximum of registrations possible on one address.

HomeRent carries the label of VerHuurVeilig (Safe Rental), meaning that we will be checked each year if the screening of tenants has been done according to the regulations of the label. HomeRent advertises the dwelling on her own website and has an automatic link with the 10 biggest housing websites in the Netherlands. For example Pararius, Expatica, huurwoningen.nl, Huislijn, Jaap, etc.
In addition, HomeRent uses an automatic email system for her members, so that they will be kept informed about the new housing supply.

At the beginning of the rental period HomeRent will draw up a check-in report. At the end of the rental period, the tenant will need to deliver the rented object in the same condition as established at the check-in report, subject to the usual wear and tear.

You are free to work with multiple agencies, because HomeRent doesn't work with exclusivity. However, we find it very pleasant if we will be informed if there will be more agencies involved. This is to prevent that viewings will be scheduled at the same time and to walk into another agent during the viewings.

If you prefer to deal as little as possible with the rental of your property, it is possible to let HomeRent take care of the management during the lease period. There is an option for financial management with/without rental guarantees (huurgarantie) or a complete package with the technical management included. A good preparation will save you a lot of time once you have arrived in The Netherlands. Therefore HomeRent advises you to already get in touch with our agency when you are still in your home country. Through e-mail, phone or Skype we can discuss your preferences and start searching for suitable accommodation. Within the first 3 days of your arrival we can set up a meeting to do a tour in the city where you would like to live. During this tour we will try to show you at least 3 suitable options. If out of these three options, you will decide to rent something, we will set up a tenancy agreement and arrange your moving as soon as possible. If not, we will do everything we can to find you another suitable option as soon as possible.

HomeRent works on a no cure no pay base, meaning that nothing needs to be paid as long as you didn't find suitable accommodation. Once you will decide to rent a property through our agency, you will be obliged to pay an agency fee.

If the property you wish to rent will be out of our own offer, you will be charged with € 275,- including VAT. If you gave us a search request and we have found the property through another agency, we will charge you with a fee of 1 month rent, excluding 21% VAT.

In order to get the approval of a landlord, we require the following documents:

• Passport or ID, including VISA (if applicable);
• Signed employment agreement;
• Bank statement.

Yes, as an expat you will have the right of a diplomatic clause. This means that you will be able to terminate the agreement within the minimum rental period, using a termination notice of at least 2 months. However this clause can only be used if the termination is necessary due to work related reasons that require you to work at a location further than 50 km away from your current residence or in case of force majeur.

There are several companies that offer these utilities and where you can apply for a contract through their websites or by visiting their shop. But to make it easier for you, it is also possible to ask the assistance of HomeRent. We can help you apply for all contracts needed to make your house a home.

Most of our offer is advertised with a price excluding utility costs to make it easier to compare them. We always inform our landlords up front that it is good to keep the option open for an all-inclusive price, so that it is a possible option for new tenants. 
Inform our staff at the beginning of your search if you wish to have an all-included price, so that it can be discussed with a landlord and we can check the possibilities. However, an all-inclusive price doesn't mean that this will be the final price. We always work with pre-payments for the utlitity charges and a final calculation will be made once a year or at the end of your rental period, based on the meter readings. This final calculation will show if any additional payments will need to be done by either the tenant or the landlord.
